Bevilacqua Development nearing completion of Transit Meadows: 45,000 s/f office and retail throughout five buildings

East Amherst, NY Bevilacqua Development L.P. is now in the final stages of its new development, the Transit Meadows, located on Transit Rd. The project cost was not disclosed.

The site totals 45,000 s/f of office and retail space spread over three 10,000 s/f buildings and two 7,500 s/f buildings. With the landscaping, masonry façade, and 400 parking spaces, Bevilacqua has built a tenant roll and 74% occupancy before completion.

The project is located on Transit Rd. at the signaled intersection of Clarence Center Rd., near the border of Clarence.

This project is comprised of a mix of professional office space, as well as retail space geared toward health and wellness, such as a gym, chiropractor, day spa, and salon.

Clarence location of Pita Gourmet under construction

The third location of Mediterranean fast-casual restaurant Pita Gourmet is taking shape in Clarence.

Construction is underway on a new building at 6031 Transit Road, where the Buggy Wash car wash formerly stood.

The new place will offer 70 seats and a patio facing Transit Road that will offer another 18 seats or so, said Joseph Mahfouz, an owner.

Bevilacqua lands three tenants for Transit Road project

With construction nearing completion, Bevilacqua Development has landed a trio of tenants for the retail wing of its Transit Meadows Office Park.

Signed for the 8,900-square-foot out parcel building that fronts onto Transit Road are: Pita Gourmet, Domino’s Pizza and Divine Nails and Spa.

For Pita Gourmet, the site will be its second along the Transit Road spine running between Clarence, Lancaster and Amherst.

Domino’s is relocating from another Transit Road site.

The building should be open by early fall, said Jonathan Bevilacqua, development company president.

Transit Meadows has five office buildings totaling 45,000-square-feet with a mix of tenants.

Domino’s Pizza to move into new Transit Road plaza in Clarence

A relocated Domino’s Pizza plans to move into a new retail building with a drive-thru on Transit Road across from Transit Valley Country Club.

Crews broke ground a month ago on the 8,500-square-foot, single-story building at 6031 Transit Road, the site of the former Buggy Wash car wash, said Bevilacqua Development CEO Jonathan Bevilacqua. The building shell should be finished in May and it should be ready for occupancy this summer.

Domino’s is moving there from 5855 Transit Road. In addition, Pita Gourmet is opening its third area location and Divine Nail Spa is opening a second salon there.

Bevilacqua also has finished work on two of five buildings in a planned office complex at 6041 Transit. TenEleven Group software company moved to 6047 Transit two months ago, and Transit Meadow Pediatrics will move from 6477 Transit to 6049 Transit on Feb. 12.

New drive-thru headed to Transit

Though the idea encountered continued resistance and objection from the residents of Woodbridge Village, Transit Road will see the installation of a new drive-thru, the tenant of which has yet to be announced.

The Town Board voted unanimously at its July 12 meeting to approve a special exemption permit for a drive-thru facility for 6031 Transit Road, with the condition that the board will have final approval of the tenant.

Supervisor Patrick Casilio reaffirmed that the Town Board sought to implement a level of control with a project that could prove to have substantial traffic ramifications.

Pita Gourmet is first tenant in planned retail building on Transit Road

Pita Gourmet plans to open its third area location in a new retail building that Bevilacqua Development wants to construct on Transit Road in Clarence.

Bevilacqua is looking to build an 8,500-square-foot, single-story building with a drive-through at 6031 Transit Road, across from the Transit Valley Country Club, on the site of the former Buggy Wash self-serve car wash.

The company doesn’t yet have a tenant for the drive-through section but Pita Gourmet has signed a lease for the other end of the building, said CEO Jonathan Bevilacqua. At least one or two other tenants would fill the building. Pita Gourmet’s other locations are in Niagara Falls and Lancaster.

Public hearing set for new drive-thru on Transit

Those residents potentially affected will get their chance to voice opinions on a new handful of quick-service restaurants set to hit Transit Road.

At the Town Board’s June 14 meeting, Bevilacqua Development was granted a public hearing for Wednesday, July 12, to consider a special exemption use permit for a drive-thru facility at 6031 Transit Road.

The drive-thru will be one component of an approximately 9,000-square-foot plaza to be built on the site of the former Buggy Wash, between Buffalo Pharmacy and a Noco gas station.

Bevilacqua 6031 plaza receives concept plan approval

Residents of Woodbridge Village have seen Transit Road evolve into a highway with heavy traffic and dense development, and they’re letting their voices be heard that Bevilacqua Development’s latest project will only exacerbate an issue that they say is threatening their way of life.

At the Planning Board’s May 15 meeting, Bevilacqua requested concept plan approval and a recommendation for a special exemption use permit for a proposed retail/restaurant plaza at 6031 Transit Road. The approximately 9,000-square-foot plaza would be built on the site of the former Buggy Wash, between

Buffalo Pharmacy and a NOCO gas station.

“We’ve approached NOCO on the future driveway connection. They’re aware of our development,” said Jonathan Bevilacqua on the prospect of connecting the NOCO gas station property with his proposed retail plaza. “We put that on a note on the drawing, that we’re willing to provide a future dimension if at some point they’re willing to allow our parcels to connect.”

Office park, retail plaza to transform Transit Road site in Clarence

A plan to construct a five-building office park and a retail plaza across from the Transit Valley Country Club has started to transform a swath of largely undeveloped land on Transit Road in Clarence.

Bevilacqua Development LP has started construction on three new suburban office buildings aimed at medical and professional tenants that will make up the $10 million Transit Meadows Professional Park. A second phase slated to begin this summer would add two more office buildings to the complex at 6041 Transit.

The developer also plans to build a retail plaza nearby on the site of the former Buggy Wash at 6031 Transit Road that would include a fast-casual restaurant.

The first $7 million phase of the office complex is underway, with the shells of three 10,000-square-foot buildings nearly completed and all work slated to be finished in August, said President Jonathan Bevilacqua.

Bevilacqua to invest $11.5 million in two Amherst developments

A pair of projects — one residential and the other commercially-focused — have been added to Bevilacqua Development L.P.’s pipeline.

The Amherst-based developer is proposing to construct an eight-unit apartment complex just off of Edgewater Drive in Amherst and has also landed its first two tenants for the fledgling Transit Meadows Office Park. Combined the two developments represent an $11.5 million investment by the company.
