Whether you’re a young professional desiring a maintenance-free lifestyle or an empty nester looking to downsize, Lymstone Lofts, located in the quaint Village of Williamsville, is just what you’re looking for. Situated on Main Street across from Williamsville South High School and within walking distance of Erie Community College, Lymstone Lofts offers urban-style, maintenance free living with walkable access to restaurants, parks and shopping. It is located in the Williamsville School District, one of the highestranking districts in the area.
The unique spelling of “Lymstone” pays homage to Buffalo architect Duane Lyman, whose firm designed Williamsville South High School, among other prominent local buildings. Choose from 10 open floor plans comprised of six one-bedroom/1.5 bathroom units, two one-bedroom/one bathroom units or 12 two-bedroom/two bathroom units. All 20 apartments boast plenty of natural light and high-end designer finishes throughout.
Te n-foot-high ceilings and eightfoot solid core wood doors give each apartment that open, lofty feeling, and large, double-hung windows with privacy screens and custom blinds offer sweeping views of Main Street. Light, custom oil-rubbed hardwood floors and neutral colors add to the urban flair.
You’ll find abundant storage and counter space in the kitchens, which include built-in stainless steel Frigidaire appliances, including gas range; wall oven; dishwasher; full-size French door refrigerator with bottom freezer; beverage center and microwave. The custom maple shaker cabinets feature soft close drawers and hinges, along with imported quartz countertops and gray hexagon tile backsplash. The oversized kitchen island – large enough to seat up to five – features a granite, under-mount sink and detachable faucet. Each unit also includes a handy pantry closet and washer/dryer.
The large, airy master bedroom can easily accommodate a king-size bed and its large walk-in closet features custom shelving with plenty of storage space. The attached, luxurious master bath features ceramic tile flooring, double vanities and a glass-enclosed shower with overhead rain shower. The second bedroom in the larger units includes a large closet and bathroom with glass-surround shower.
Each apartment features a private balcony, and a limited number include electric fireplaces with custom, built-in bookshelves. Rents begin at $2,000 per month, which includes water; gas, electric, cable, phone and Internet are extra (all units are wired for Verizon FiOS). Access to the apartments is by security fob via a private entrance off the welllighted lobby. A $2,000 security deposit and $250 refurbishment fee are required, and a $50 application fee applies. As an added bonus, there are seven 48-squarefeet storage units on each floor and detached garage spaces available for rent (with ample free, well-lighted parking behind the building). The first floor of this three-story, 56,000 square feet mixed-used building will house up to seven commercial tenants, including Lloyd Taco, Woodhouse Day Spa and Fresh Catch Poke.
