Clarence location of Pita Gourmet under construction

The third location of Mediterranean fast-casual restaurant Pita Gourmet is taking shape in Clarence.

Construction is underway on a new building at 6031 Transit Road, where the Buggy Wash car wash formerly stood.

The new place will offer 70 seats and a patio facing Transit Road that will offer another 18 seats or so, said Joseph Mahfouz, an owner.

Bevilacqua lands three tenants for Transit Road project

With construction nearing completion, Bevilacqua Development has landed a trio of tenants for the retail wing of its Transit Meadows Office Park.

Signed for the 8,900-square-foot out parcel building that fronts onto Transit Road are: Pita Gourmet, Domino’s Pizza and Divine Nails and Spa.

For Pita Gourmet, the site will be its second along the Transit Road spine running between Clarence, Lancaster and Amherst.

Domino’s is relocating from another Transit Road site.

The building should be open by early fall, said Jonathan Bevilacqua, development company president.

Transit Meadows has five office buildings totaling 45,000-square-feet with a mix of tenants.

New boxing gym is latest retailer to open in Lymstone Lofts building in Amherst

A gym that features boxing workouts is punching its way into the Main Street business district in Amherst.

Level Red Boxing, founded in Erie, Pa., is opening a new location in the Lymstone Lofts mixed-use building at 5933 Main St., straddling the Amherst-Williamsville boundary line across from Williamsville South High School.

Level Red Boxing, which also has a location in Pittsburgh, offers “boxing-inspired group fitness” through workouts that also include kettle bell strength exercises and core conditioning, according to its website. The workouts cater to everyone from beginners to gym rats, the company said.

Domino’s Pizza to move into new Transit Road plaza in Clarence

A relocated Domino’s Pizza plans to move into a new retail building with a drive-thru on Transit Road across from Transit Valley Country Club.

Crews broke ground a month ago on the 8,500-square-foot, single-story building at 6031 Transit Road, the site of the former Buggy Wash car wash, said Bevilacqua Development CEO Jonathan Bevilacqua. The building shell should be finished in May and it should be ready for occupancy this summer.

Domino’s is moving there from 5855 Transit Road. In addition, Pita Gourmet is opening its third area location and Divine Nail Spa is opening a second salon there.

Bevilacqua also has finished work on two of five buildings in a planned office complex at 6041 Transit. TenEleven Group software company moved to 6047 Transit two months ago, and Transit Meadow Pediatrics will move from 6477 Transit to 6049 Transit on Feb. 12.

Project of the Month: Bevilacqua Development’s Lymstone Lofts set to open–“urban-style” building design by Sutton Architecture

Williamsville, NY The luxury apartments at the Lymstone Lofts are opening soon, bringing “urban-style” living to the community. The Lymstone Lofts are owned by Bevilacqua Development and developed as part of their 5933 Main St. mixed-use center, located across from Williamsville South High School. The Lymstone Lofts feature 20 luxury apartments situated above shops, restaurants, retail and office space on the ground floor.

The building was designed by locally-based architects Sutton Architecture, PLLC. There are four retail tenant spaces totaling 16,019 s/f on the ground floor of the building. Leases are currently in place for a 4,145 s/f Lloyd’s Taco Factory and a 6,573 s/f The Woodhouse Day Spa. This will be Lloyd’s second brick and mortar location in the Buffalo area, besides their fleet of food trucks. The Woodhouse Day Spa is opening its first location in the Western New York area, and will bring a unique full service day spa experience to this area. Bevilacqua Development is currently leasing two additional first floor retial spaces.

Within the Lymstone Lofts, 10 different floor plans comprised of a combination of 1 bedroom/1 bath, 1 bedroom/1.5 bath, 1 bedroom/1.5 bath with den and 2 bedroom/2 bath apartments. The residences all have a modern open concept layout and high-end designer finishes throughout.  To give the apartments an open lofty feeling, 10 ft. high ceilings and 8 ft. solid core wood doors were included in the design. With light, custom oil-rubbed hardwood floors, and large double hung windows, the Lymstone Lofts apartments are very welcoming and bright.

Each apartment features an oversized kitchen island with granite under-mount sink and detachable faucet.  The kitchens have a marble mosaic backsplash with imported quartz countertops, which sit on the custom maple gray and white shaker cabinets with soft close drawers and hinges.  All of the built-in Frigidaire appliances are stainless steel, including a gas range, wall oven, dishwasher, full-size French door refrigerator, beverage center, and microwave.

 

 

The oversized master bedrooms can easily fit a king size bed and feature large walk-in closets with custom shelving and attached master bathrooms with ceramic tile, double vanities and a glass enclosed shower with an overhead rain shower. The second bedrooms feature large closets and their own bathrooms with a glass surround shower.  All of the apartments are equipped with front load washer and dryer in their own laundry closet.

In addition, each unit within the Lymstone Lofts has a balcony and select units have electric fireplaces with custom built-in bookshelves.  There are storage units on each floor and garage spaces available for additional rent.

“We are very excited about this location on Main St.,” said Lois Rosenbloom, director of operations at Bevilacqua Development. “We have a limited number of luxury high-end apartments at our Commons on North French plaza and at The Exchange, both mixed use projects.  There are not enough apartments at those locations to meet the demand. People enjoy living in Williamsville, but they still want something that reminds them of a hip downtown loft with high end features.”

The construction started in April of 2016 and was completed last month. Bevilacqua Development is the general contractor for the project as well as for both Lloyd’s and Woodhouse’s tenant buildouts. Elise Stevens and Michael Bevilacqua managed the construction of the building.

The Lymstone Lofts are close to restaurants, shopping, parks, the 290 and the Thruway.

Amherst lofts building with Lloyd Taco, spa nearly done

The Lymstone Lofts building on the Williamsville-Amherst border is set to open to its residential tenants next week, with a spa and Lloyd Taco Factory coming after that.

Bevilacqua Development is developer and general contractor on the three-story building at 5933 Main St., across from Williamsville South High School. The 56,000-square-foot building has retail on the first floor and 20 upscale apartments on the upper floors.

Bevilacqua has leased nine of the apartments and the first tenants are set to move in as soon as next week, pending final inspections, said CEO Jonathan Bevilacqua.

New drive-thru headed to Transit

Though the idea encountered continued resistance and objection from the residents of Woodbridge Village, Transit Road will see the installation of a new drive-thru, the tenant of which has yet to be announced.

The Town Board voted unanimously at its July 12 meeting to approve a special exemption permit for a drive-thru facility for 6031 Transit Road, with the condition that the board will have final approval of the tenant.

Supervisor Patrick Casilio reaffirmed that the Town Board sought to implement a level of control with a project that could prove to have substantial traffic ramifications.
