The 10,000-square-foot building will be on a 1.51-acre property, just south of Muegel Road, next to Transit Valley Country Club. Plans by Carmina Wood Design show the site will also include 0.2 acres of green space and landscaping, as well as new parking spaces and access aisles, a driveway from Transit, and new lighting and utilities.
New daycare center coming to Transit Road
The developer, owned and led by Jonathan Bevilacqua, already owns the land, having purchased 9030 Transit from John J. Brownschidle for $175,000 in March 2023 and 9040 Transit from Daniela LLC for $290,000 in October.
Bevilacqua, which already owns and manages various commercial properties on both sides of Transit, obtained approval from the Amherst Planning Board over the summer to rezone the land from residential to “office building district.”
According to the developer’s application, the site is appropriate for the project because of its close proximity to many commercial uses on Transit, as well as to the country club and the East Amherst Fire Department. But it wouldn’t be allowed under the prior zoning classification, which also was no longer consistent with that part of Transit, as it is designated on the town’s Comprehensive Plan as appropriate for commercial office use.
“The project site is not a suitable location for single-family homes,” the application said.
The project would still require site plan approval, but the developer hopes to start construction in fall 2027, with completion by 2028.
