Construction underway on new Transit Road development

Work is underway on a Clarence site that will soon house more than 100 apartments and numerous businesses.

Bevilacqua Development has started site work on The Landing at SixtySix25, 6625 Transit Road, after years of planning.

The first phase of the project will consist of four commercial pads fronting Transit Road, beginning with a Taco Bell restaurant. Occupants for the other three sites have yet to be determined, according to developer Jonathan Bevilacqua.

Bevilacqua said the site represents a rare opportunity, as vacant land is tough to come by on the increasingly busy commercial corridor.

“The site is unique on Transit Road, because there’s 8,800 feet of frontage,” he said.

Once those first four sites are full, work will begin on the second phase that is located behind the first. Two three-story, mixed-use buildings will house more businesses on the first floor and apartments on the upper floors. A block of townhome-style apartments will be constructed behind the mixed-use structures.

All told, the property will have 126 residential units.

Bevilacqua said construction on phase two will likely start in 2026 or 2027, depending on how long it takes to find occupants for the first phase.

A cost estimate for the project was not provided.

Bevilacqua said it took quite a bit of work to get the project from a concept to reality, including a lengthy approval process.

However, he said the timing has worked out. After a commercial real estate and construction slump brought on by high interest rates, the market appears to be gradually picking up again in 2025, which he hopes will make it easier to find occupants.

“I think it’s definitely improved over the last couple years,” Bevilacqua said. “Certainly we would have liked to be out of the ground earlier, but the timing seems to be working out fine at this point.”
