Bevilacqua to invest $11.5 million in two Amherst developments

A pair of projects — one residential and the other commercially-focused — have been added to Bevilacqua Development L.P.’s pipeline.
The Amherst-based developer is proposing to construct an eight-unit apartment complex just off of Edgewater Drive in Amherst and has also landed its first two tenants for the fledgling Transit Meadows Office Park. Combined the two developments represent an $11.5 million investment by the company.
Bevilacqua representatives will be at the Jan. 19 Amherst Planning Board meeting seeking site plan approval to begin construction on the Edgewater Drive apartments. The proposed development will feature four apartments in two separate two-story buildings with the apartments ranging in size from 1,000-square-feet and 1,400-square-feet.
All of the apartments will be two-bedroom units.
“We hope to give the area a fresh look when it comes to apartments,” said Jonathan Bevilacqua, company president.
Pending site approval, Bevilacqua hopes to begin work on the $1.5 million project this spring.
Meanwhile, the developer has secured the first tenants for the Transit Meadows Office Park complex, located not far from Transit Valley Country Club.
Transit Meadows first phase will include a trio of 10,000-square-foot buildings. Work on the first phase has just started.
Transit Meadows Pediatrics, an affiliate of Tonawanda Pediatrics, has signed a lease to occupy 7,000-square-feet in the park.
Additionally, the 1011 Group, a medical and professional services billing company, has agreed to lease 6,000-square-feet in another of the park’s first phase of buildings.
Bevilacqua said he is negotiating with other tenants.
The first phase should be completed by June.
Construction of the second phase with a pair of 7,000-square-foot buildings is expected to begin in April.
Bevilacqua said he is investing $10 million to develop Transit Meadows Office Park.
A separate Bevilacqua development, the Lymstone Lofts on Main Street, has landed another retail-based tenant.
Woodhouse Day Spa, a high-end nationally-branded chain, will be leasing 6,500-square-feet in the building’s first floor. Woodhouse will be joining Lloyd Taco Factory, which is leasing 4,000-square-feet, in Lymstone Lofts.
Lymstone Lofts, a $10 million investment, features retail and 20 upper-level, market-rate apartments. The building is expected to be tenant-ready by early June.
